*Direct Answer: If you only look at the cost of the blocks, ICF loses. If you look at the cost of the finished, painted wall, ICF is virtually price-neutral with Block in 2026. The labor savings and elimination of furring strips close the gap.*

This is part of our Florida Financial Guide to ICF.

In Florida, "Block" is King.

Why? Because back in 1970, labor was cheap and energy was free.

Today, neither is true.

The Anatomy of a Price Tag

Let's dissect the cost of a 100 square foot wall section.

Option A: Concrete Block (CMU)

1. Masons: Lay 112 blocks. (Expensive labor).

2. Lintels: Crane in heavy pre-cast headers for windows.

3. Furring: Carpenters arrive to install 1x3 wood strips on the inside.

4. Insulation: Installer stuffs fiberglass or rigid foam between strips.

5. Drywall: Hung on the strips.

Total Cost: ~$18.75 / sq ft (Finished).

Option B: Element ICF

1. Carpenters: Stack 19 blocks (lightweight).

2. Lintels: Place rebar over window (integrated).

3. Concrete: Pump truck fills wall.

4. Drywall: Hung directly on the block.

Total Cost: ~$19.50 / sq ft (Finished).

The Gap: 75 Cents?

Yes. In many markets, the difference is less than $1.00 per square foot of wall area.

On a house with 2,000 sq ft of exterior wall, that is a $1,500 difference.

Even if we are conservative and say the premium is $10k... Why are builders charging $40k more?

The "Fear Premium"

Builders charge more for what they don't know.

If a builder has never done ICF, he adds a "Risk Contingency" (The Fear Premium) to the bid.

* "What if I run over schedule?"

* "What if I need a special inspection?"

Solution: Hire a builder who specializes in ICF. Using a specialized crew removes the fear premium because they know exactly how fast they can install it.

The Speed Dividend

Time is money.

* Block: Requires 3 separate sub-crews (Masons, Framers, Insulators) to get the wall ready for drywall.

* ICF: Requires 1 crew.

On a typical custom home, ICF can save 3 weeks on the production schedule.

If you are paying 7% interest on a $400k construction loan, 3 weeks saved is $1,600 in interest stays in your pocket.
