Direct Answer: A 'Garage ADU' (or Carriage House) is the smartest way to add a rental unit on a small lot. By stacking the apartment on top of the parking, you double the utility of the footprint. Using ICF for the garage level solves the two biggest challenges: Fire Separation (fumes/flames) and Temperature Control (freezing pipes).

Many Massachusetts homes have a detached, rotting 1-car garage.

By tearing it down and rebuilding a 24' x 24' structure (standard 2-car garage), you get:

The Fire Separation Challenge

Cars are dangerous. They have gas tanks. They have lithium batteries.

Building code requires a strict separation between where the car sleeps and where the human sleeps.

* Wood Framing: Requires layers of Type X drywall, careful taping, and sealing of all penetrations. It is easy to mess up.

* ICF Construction: The floor and walls are concrete. Fire cannot burn through them. Fumes cannot permeate them. It is the safest way to sleep above a Tesla.

The "Grandfathered" Footprint

The Secret Weapon of Zoning.

In many older towns (Salem, Marblehead), your existing garage is probably 2 feet from the property line.

Current code requires 10 feet.

If you knock it down to build a new house, you have to move it.

BUT: If you reconstruct it on the exact existing footprint, you can often keep that non-conforming location.

This is why we start every project with a survey. That 2 feet of space is worth thousands.

Heating the Garage (Naturally)

Why heat the car?

Because the bedroom is above it. If the garage is freezing, the floor of the apartment is freezing.

With ICF walls and an insulated slab, the garage stays at 50°F just from the waste heat of the car engine and the ground temp.

Your tenant's floor stays warm. Your car starts instantly.

The Exterior Staircase

Design Tip: Put the stairs outside.

Trying to squeeze an interior staircase into a 24x24 garage kills the parking space. You lose a car.
