The "Sweaty Wall" Syndrome

Pour a glass of ice water and set it on the counter in August.

Water droplets form on the outside.

Why? The cold surface pulls moisture out of the hot air.

Your House is that Glass of Water.

You keep the inside at 74°F.

The outside is 95°F with 90% humidity.

* Block Wall: The cold travels through the concrete. The hot moist air travels through the stucco. They meet behind your drywall.

* Result: Condensation.

* The Food: Standard drywall is gypsum sandwiched in paper. Damp paper is a buffet for black mold (Stachybotrys).

The ICF Biology

ICF breaks the cycle of life for mold.

1. Stop the Sweat: The continuous insulation prevents the hot air from ever touching a cold surface. The temperature gradient happens inside the foam, where there is no air to condense.

2. Starve the Beast: EPS foam is plastic. Concrete is rock. If you use paperless drywall, there is zero organic material for mold to eat.
